As a tenant, you may find that you want to add a new individual to your rental agreement. However, this can only be done with the consent of your property manager and by following a set of guidelines. Here's a step-by-step guide on how to add new tenants to your rental agreement.
Step 1: Discuss the Plan with the Property Manager
If you wish to add any number of individuals not yet listed as tenants in the lease agreement, you must first discuss your plans with the property management company in writing. You can submit your request to us via. Email at any point during the tenancy.
Step 2: Pay the Required Fees
You will need to pay a fee equal to one month's rent or $400, whichever is greater, in addition to any outstanding fees (for example, late fees, maintenance charges, or rent payments due). Here is an example of how these fees will break down:

Note: These fees are non-refundable and non-negotiable. Approval is not guaranteed.
Step 3: Submit an Application
Once the fee is collected, the property manager will process an application for each new tenant over the age of 18. The application will include a background check, credit report check, income verification, and collection of current pay stubs, bank statements, photo IDs, references, contact, and rental history information for each new resident above the age of 18.
Step 4: Await Application Decision
The property manager will approve the application based on their current approval standards and under Fair Housing Laws. Once the new residents are approved, the property manager will draft a Lease Amendment to add the individuals to the lease.
Step 5: Consent from All Tenants
All tenants listed in the lease agreement, or any future agreements, must consent in writing, or the new tenants will not be allowed residency.
Please note that all fees paid for the lease amendment, addendum, or renegotiation are non-refundable.
