In order to determine an applicant's credit score and review their credit history, our company runs a hard credit check through Experian when an application is submitted.
Experian has provided very helpful information about hard credit checks on their site.
We require all our applicants to have a minimum credit score of 600.
What if I do not want my credit pulled?
If you are not ready to submit an application, we encourage you to schedule a showing for the property to ensure that you want to move forward.
However, you will consent to a credit check if you decide to apply. This will be listed as a hard inquiry on your credit, and we cannot make exceptions on this matter.
Reviewing an applicant's creditworthiness is necessary to decide if they are a good fit for the property long-term. We review items such as:
- The history of on-time payments.
- The number of credit pulls in the past few years.
- The number of charged-off accounts or accounts in collections.
Using credit as a means to determine if an applicant is a good fit for the property is one of the ways we act in accordance with Fair Housing Laws. If you have concerns about your creditworthiness, we would advise that you speak to a credit counselor on the matter.
