What do the different MLS Status' mean?

Get an explanation about the different Maris statuses & what you might need to know about them.

When buying or selling a home, you may be looking at listings on the MLS and wondering what the different statuses might mean. Here is an excerpt directly from the MLS regarding listing statuses, as well as our advice on what you might need to know about them.

It is important to note that a property can only be marketed on the MLS by a licensed real estate person who has an agreement to market the property with the owner in some fashion. 

Looking for how the statuses might appear on the internet sites like Zillow?

1) Withheld

Withheld: For properties that have privacy concerns or no intention of receiving full marketing exposure. These listings are only visible to the listing brokerage and MLS staff. Public marketing is not permitted.

A property that is in withheld status can be left in said status for as long as the client would like it to be or need it to be. While the listing is in withheld status, the public will not see the listing on sites like Zillow, it will not show up on their MLS portal notifications, and the agent cannot market it in any fashion, including putting signs in the yard & cannot show the property.

This status might benefit sellers who need to finalize work on the property and would like others realtors within the agent's brokerage to get a "sneak peak" of what is to come.

An agent may recommend this status if the owner doesn't have the ability to put final/ professional photos on the listing.

While the property is in withheld status, it will not accumulate Days on Market.

2) Coming Soon

Coming Soon: For properties that are being marketed to all licensed professionals with MARIS systems and on any medium controlled by the broker or agent.

A property can only stay in coming soon status for a maximum of 15 days. While the listing is in coming soon status, the public will see the listing on sites like Zillow and it will show up on their MLS portal notifications, the property can be marketed in any fashion, but the agent cannot show the property.

This status might benefit sellers who need to finalize work on the property and but would like all members of the public to see a "sneak peak" of what is to come. 

An agent may not recommend this status if professional photos are not able to be posted with the listing. 

While the property is in coming soon status, it will not accumulate Days on Market.

3) Active

Active: For properties that are offered for sale and have no accepted contract.

A property can stay in active status until the listing agreement expires. While the listing is in active status, the public will see the listing on sites like Zillow and it will show up on their MLS portal notifications and it can be shown to any member of the public. 

In addition, properties may be listed in the following "Active" statuses:

Active Under Contract: For properties that have an accepted contract and the seller has instructed their agent to keep marketing and showing the property in an effort to obtain a backup offer.

  • With Kick-out: For properties that have an accepted contract with a contingency that may allow the seller to terminate the current contract in favor of a backup contract.
  • Without Kick-out: For properties that have an accepted contract and the seller has instructed the listing broker to keep marketing the property in effort to secure a backup contract, regardless of their ability to terminate the current contract.

While the property is in active status, it will accumulate Days on Market.

4) Pending

Pending: For properties that have an accepted contract and the seller has instructed their agent to cease marketing and/or showing the property. This property may still have normal contractual conditions (i.e. inspections, financing, etc.

A property will stay in pending status until closing. While the listing is in pending status, the public will see the listing as under contract sites like Zillow and it will not show up on their MLS portal notifications and it cannot be shown to any member of the public. 

While the property is in pending status, it will not accumulate Days on Market.

5) Closed

Closed: For properties that have sold/leased. For the purposes of updating MLS status, ‘closed’ references the legal transfer of property and is not dependent on broker compensation being received.

A property will be listed as closed once the all funds have been cleared and all necessary paperwork to transfer ownership has been completed.

6) Hold

Hold: For properties that are not being marketed or shown for a short period of time due to unforeseen circumstances, but are still listed and expected to return to Active status in a short period of time.

A property that is in hold status can be left in said status for as long as the client would like it to be or need it to be. While the listing is in hold status, the public will not see the listing on sites like Zillow, it will not show up on their MLS portal notifications & the property cannot show the property.

The owner may put the listing "on hold" if it was at one point active, but some additional work needs to be complete before it can be active again. 

While the property is in pending status, it will not accumulate Days on Market.

7) Withdrawn

Withdrawn: For properties withdrawn from the system prior to expiration, but still subject to some listing broker rights. Listings will remain in this status until they move to the expired status.

The owner may withdraw the listing if they prefer to market the property via other methods other than the MLS and may not make the listing active on the MLS again once this occurs.

While the property is in withdrawn status, it will not accumulate Days on Market, as it is no longer available.

8) Expired

Expired: For properties for which the listing period has expired.

9) Canceled

Canceled: For properties that have been withdrawn from the MLS and the listing agreement has been terminated. These listings will not expire.
