Why would I not be able to renew my lease?

As your property manager, we are the property owner's agents- representing the owner's interests. This includes how they would like their leases managed, how property maintenance can be handled, etc. 

At the time of renewal of your lease, the property owner may decide for any number of reasons that they do not wish to renew the lease at that time. Some states do not require owners or property managers to provide any reason for this decision. Therefore at times, we may not know the owner's reason for their decision but must carry out their wishes accordingly as their agent.

Potential reasons for non-renewal

The litany of reasons a lease may not be eligible for renewal may include the following:

  • Complaints against residents, including illegal behavior, lease breaches, or general disorderly behavior affecting the property or community
  • Failure of the tenant to pay on time or in total during the lease term
  • The owner wishes to sell the property as a vacant building to liquidate assets
  • The owner wishes to reside there themselves
  • The owner wishes to renovate the property and seek a new tenant for a much higher rent rate

While we understand this decision can create hardship for you, we will always do our best to let you know as soon as possible to give you as much time as possible to plan for your future. Depending on the circumstances, we would also love to help you find a new residence.

Our compy will never comply with an owner's wish to remove a resident from a property due to discriminatory practices against protected classes (race, color, religion, sex, sexual orientation, gender identity, national origin, age, or disability), whether it be explicit or implied.

How can we assist?

If your non-renewal was sent for any other reason beyond a poor relationship between you and the property manager or the owner, we would gladly help you find a new place amongst our residences listed online. You can also email our staff with your desired move date, rent rate, and property qualities, and we will see if any future rentals are coming available. 

We cannot guarantee a new residence will be available for your move-out date or for a similar rate. We also cannot provide preferential treatment to you or waive policies that exist to comply with Fair Housing Laws for you. 

You are always at liberty to negotiate this decision, however, we cannot guarantee an agreement can be reached.
