Are pets allowed?

We allow pets at all of our properties in most cases. 

The property remarks listed on our site will mention whether pets are allowed at the property and what types of pets are allowed.

Please keep in mind that if we receive applications that do not require pets & are more favorable to the property's long-term condition, we may prioritize those applications higher. There are additional deposits and monthly fees in the lease for pets.

How many pets are allowed per property?

This is weighed on a case-by-case basis. We will allow only as many pets as we feel the property will allow. 

No more than four pets will be allowed per building & no more than two dogs are allowed per unit

Limitations may differ based on municipal requirements, property type, insurance liability, or the owner's preference. 

This exemplifies how a multi-unit building may be impacted by pet limitations. In this example, if any tenants wished to add a pet to the lease, the request would be denied:

Here is an example of how this may impact a single-family residence. In this example, the tenants may be allowed upon request to add a single dog or a single cat, but any greater requests would be denied:

Please understand that we must consider the long-term effect this will have on the property's condition.

No pet requests are guaranteed approval. 

What are pet fees?

There are fees associated upfront and per month that vary based on how many pets will reside at the property with you.

  • $350 non-refundable pet deposit (upfront and per pet)
    • Additional $50 per pet minimum or 5% of the monthly rent amount (whichever is greater) up to $75. 

These fees are subject to change.

So, for example, Tammy has one cat and one dog. Tammy will pay a one-time, non-refundable deposit of $700 ($350 for each pet) in addition to her initial deposit.

Tammy's rent is $1000 per month. So she will also pay $75 per month (0.05% for each pet capped at $75) in addition to her regular rent payments.

Here is how these might appear on a ledger:

These fees are non-refundable and non-negotiable.

What if I have a service animal or an emotional support animal?

We do not charge pet fees for emotional support animals or service animals per Fair Housing Guidelines.

If your pet is a service animal or an emotional support animal, please provide us with evidence so we can accommodate it. 

Are there breed or size requirements?

Animal type or breed restrictions are listed in our lease agreement and are enforced for insurance and liability reasons. To treat all applicants equally, exceptions will not be made to these restrictions. 

The following restrictions are currently in place:

  • No more than four pets per building and no more than two dogs per unit.
  • No aquariums of 10 gallons or larger (whether empty or liquid-filled)
  • Pythons, boa constrictors, or snakes larger than 3 feet in length,

  • Venomous or poisonous animals

  • Exotic animals
  • Wildlife

The following will only be allowed if the tenant provides sufficient rental insurance coverage:

  • Dobermans or Doberman mixed breeds,

  • Rottweilers or Rottweiler mixed breeds

  • Pitbulls or Pitbull mixed breeds

  • Or any dogs over 50 pounds (lbs) in weight
