A step-by-step guide to safely edit your lease agreement by following our company policies.
If you are a tenant looking to remove one or more individuals from your lease agreement, the following steps will guide you through the process:
Step 1: Discuss the Plan with the Property Manager
If you wish to remove any individuals listed as tenants in the lease agreement, you must first discuss your plans with the property management company, in writing. You can submit your request to us via. email at any point during the tenancy.
Step 2: Pay the Required Fees
You will need to pay a fee equal to one month's rent or $400, whichever is greater, in addition to any outstanding fees (for example, late fees, maintenance charges, or rent payments due). Here is an example of how these fees will break down:

Note: These fees are non-refundable and non-negotiable. Approval is not guaranteed.
Step 3: Submit an Application
Once the fee is collected, the property manager will process an application for each remaining tenant over the age of 18. The application will include a background check, credit report check, income verification, and collection of current pay stubs, bank statements, photo IDs, references, contact, and rental history information for each remaining resident above the age of 18.
The purpose of processing an application for the remaining tenants is to ensure all the remaining residents qualify for the property without the resident being removed.
Step 4: Await Application Decision
The property manager will approve or deny the application based on their current approval standards and under Fair Housing Laws. Once the new residents are approved, the property manager will draft a Roommate Release Amendment to remove any number of individuals from the lease.
Step 5: Consent from All Tenants
All tenants listed in the lease agreement, or any future agreements, must consent in writing, or the lease will be terminated per the Lease Break Policy listed in the agreement.
Step 6: Property Inspection
The property manager will inspect the property to ensure it remains in good living conditions before executing the amendment. If the property is found to be in poor condition, the request for amendment will be denied.
Step 7: Lock Change
To ensure the current tenant's safety and quiet enjoyment of the property, the property manager will coordinate at the tenant's expense the changing of any locks at the property with a single key copy given to the tenant and another kept in possession of the property manager.
