When is it accepted?
We accept applications with Section 8 or Housing vouchers in most circumstances!
We will accept Section 8 or Housing vouchers when the following are true:
- The applicant can provide a copy of the voucher.
- They meet all of our other rental requirements.
- Including that the applicant's credit score is at least 600.
We will NOT accept Section 8 or Housing vouchers when the following is true:
- The property listed for rent states that vouchers will not be accepted.
A credit check and background check will still be done in all circumstances, even if the applicant has a voucher.
What if they don't cover the full rent?
The voucher either covers the entirety of the recurring rental amount, or the tenant will need to show proof that they can afford whatever the voucher does not cover.
- In circumstances where the voucher does not cover all expenses, the tenant must be able to cover 3x the amount per month that is not covered by the voucher.
- For example, the voucher covers $900 per month. The monthly rent is $1,000 per month. The tenant must prove they have an income of at least 3x their portion of the monthly rent ($100). This means the tenant must provide proof of income of at least $300 per month in addition to their voucher.
If your voucher does not cover the entire balance of the recurring monthly rental amount, you need to show additional sources of income, or you will be denied.

What happens while I wait for housing approval?
Section 8 requires an inspection of the property before your voucher is approved, explaining if any repairs or improvements must be done before renting and will dictate how much money the resident will receive in support.
This process can sometimes take 3-4 weeks or more! It's important to note that while these inspections are being processed, your application will be marked "Conditionally Approved," meaning we are waiting on more information before we can approve you to move-in.
While that is the case, other applications may be processed at the same time and approved without any conditions, meaning this person can move-in right away. If this occurs, while you may transfer your application to another property, your application fee is non-refundable. It's important to take this possibility into consideration before applying.
If we receive other applications which do not require a Section 8 Housing voucher, we will consider these applicants first.
