To ensure a healthy living environment for everyone, we have established a clear smoking policy that addresses the use of all substances, including tobacco, vapes, marijuana, and other legal or illegal substances, within our rental units and common areas. Smoking Prohibited Within Units and Common Areas

Smoking of any substance is strictly prohibited within all units and common areas on the premises. This policy applies to all forms of smoking, including but not limited to cigarettes, cigars, e-cigarettes, vaporizers, and marijuana. Our commitment to a smoke-free environment is designed to promote the well-being and comfort of all residents and to comply with local laws and ordinances.

Smoking is only permitted in designated outdoor smoking areas or at least 25 feet away from any doors, windows, or common areas. These restrictions are in accordance with, but do not supersede, state law and city ordinances, and we kindly request that all tenants adhere to these guidelines.

Complaint Procedure

If you believe that a fellow tenant is violating our smoking policy, we encourage you to report the issue. To ensure a fair and effective process, please follow these steps:

1. Provide a Written Complaint:

Any complaints regarding violations of our smoking policy must be submitted in writing to the property manager. This written complaint should include a detailed description of the violation, including the date, time, location, and any additional relevant information.

2. Supporting Documentation:

We highly recommend providing supporting documentation along with your written complaint. This may include photos, videos, or police reports, if applicable. Such evidence can significantly aid in our investigation.

3. Response:

After any necessary investigation is complete, we may choose to issue warnings or lease violations to the offending party in accordance with our policies. However, please note that we are under no obligation to do so, and the response may vary depending on the circumstances.

Legal Compliance

It's important to understand that our smoking policy does not supersede local, state, or federal laws regarding smoking or controlled substances. We are committed to upholding all applicable laws and regulations. Nothing in this policy constitutes a binding commitment by the Landlord to initiate eviction proceedings. However, repeated confirmed violations of our smoking policy will be considered a breach of lease.
