Documents You Might Expect to Receive
Lease Agreements:
This standard lease agreement defines the terms and conditions of the rental arrangement between the tenant and the landlord, who is a representative of the owner of the property. Lease agreements may be transferred between landlords with the owner's written permission/agreement. Traditionally, lease terms have a beginning and end date, with a clause that allows the lease to continue on a month-to-month basis upon expiration until either party terminates the agreement in writing.
Additional Addenda for Special Circumstances:
A document that addressing unique situations that might arise during the tenancy such as additional clauses, rules, or regulations provided by an HOA or other governing authority which may need to be enforced beyond the normal lease conditions.
Cost Chart for Damages Disclosure:
A document that discloses the estimated costs associated with potential damages and repairs, ensuring transparency. Typically these charges may be assessed to a tenant directly if they are found liable for them (i.e., for damages to the property outside of normal wear and tear). These fees are subject to change at any time.

Residents Benefits Package Addendum/Agreement:

While this agreement is optional, failure to agree to these terms will result in a requirement to sign an opt-out addendum stating that such responsibilities will become the tenant's responsibility and they may will be held liable for producing sufficient renter's insurance and replacing filter's regularly.
Roommate Release/Addition Amendment:
