Understanding my Lease Renewal

We know that there can be many questions about your lease renewal. We've compiled a short list of common questions and their answers to help you make sense of your lease renewal and make an informed decision!

When is my lease renewed?

Leases are typically renewed 30-90 days before their expiration. With month-to-month leases being reviewed, potentially one a year. There may be circumstances that affect this, including: 

  1. Understaffing delays
  2. Non-eligibility
  3. Delays from the housing authority

If your lease is up for renewal, please contact our staff via email to check on the status.

Will my fees increase?

You should always be prepared for rent and other changes to change with at least 30 days written notice. Rent raises will reflect the market rate or may be raised by at least 5% or greater each term. Month-to-month options will always be higher than longer-term options, as these leases are at higher risk for a vacancy. In addition, fees and requirements are reviewed and updated by staff regularly to keep up with market standards. This could include pet rent, pet deposits, maintenance-related fees, insurance requirements, and more.

If you take issue with the rent raise amount or other fees, please note we have licensed realtors on staff reviewing comparable market rents and trends. We would advise that you take the time to research the market trending rates as well, but you may always submit your concerns in writing to our team via email.

Will my terms change?

You should always be prepared for policies or rules and regulations to change 30 days' written notice at any time. Policies, rules, and requirements are regularly reviewed and updated by staff to address issues across the industry, changes in the market, and local statutes. This could include changes to any items listed in the lease.

What if I do not want to sign the renewal?

Renewal options will be sent to the tenants who are eligible for renewal. Typically the tenant will receive a few options for the lease with varying payment structures to accommodate their needs. If the tenant chooses not to sign, the lease will auto-renew to the most secure and favorable option available to them (typically a longer-term lease) on the date listed on the renewal option.

Should the tenant still not wish to renew, they must submit written notice to the property management team 30 days before the current term ends. 

Move-out notices and lease renewals will all be processed through the tenant portal, AppFolio.

Why is my rent different than another unit in the building? 

Please note that the following may impact differing rent rates between units in the same building or area:

  • Updates or improvements to the unit
  • Amenities available to the unit 
  • Additional fees (such as pet fees)
  • Timing of renewal 
  • Lease structure 
  • Negotiated or grandfathered rates

The management company does not base rent raises on the prices at other building units due to these factors but instead bases rent increases on the going rent rates of the market.

Where can I find the signed copy?

After you have "fully executed" (i.e., signed) the document, you can find a final version on your tenant portal by following these steps: 

  1. Login
  2. View the "Property Details" tab on the left
  3. View the most recently dated document under the "Leases" section
