Practicing Problem Prevention
Make sure you practice taking good care of your surroundings. Some examples might include: keeping things clean, changing lightbulbs, or replacing filters in your AC, dishwasher, etc.
Expectations for Completion
Know that we have it on our radar if you submit a work order. We update the status of work orders through your portal, so you will always know exactly what we know, including the scheduled dates. Contacting us will not help to expedite the request. We are always working on completing work orders as soon as possible.
When a work order is submitted, it is assigned to a technician or vendor, and technicians will attempt several times to schedule a service window. If they don't get a response from the tenant, they ask to close the work order assuming that the reported issue has been resolved and the tenant no longer desires service.
Some instances that delay scheduling or completion are out of our control. For example, if there is a disaster that has affected a population of people, causing an influx of work for vendors (ex., flood or fire), supply delays, etc.
Group Similar Work Orders Together
Have multiple requests? When possible, group like issues into a single work order and separate issues that are not similar into separate work orders.
For example, if the sink isn't working and there is a leak in another faucet, both would be handled by a plumber and would be best to be created together. However, if there is a pest problem and a request to replace the front door, these should be placed separately to expedite your request.
Tenant-Caused Damages
Remember that wear and tear you have caused may be billed to you. It's important to take good care of your surroundings.

If you want to make a change or addition to the property, you can submit a work order. These will be reviewed case-by-case.
How to Place a Work Order
You can place a work order on your tenant portal, AppFolio, on the Dashboard by selecting the blue button for "Request Maintenance" or by clicking the Maintenance tab on the left.
You can describe the problem on this screen, attach images, and permit us to enter the property.
