What is the status of my application?

If you are waiting to hear back on your application or are confused about the outcome; this will help!

After you've successfully completed our application on any property, our team will begin reviewing this information and decide whether we can move forward.

It can take 3-5 business days to review applications at a minimum

The different statuses of an application

  1. Decision Pending
    1. Your application was submitted and is currently in review. 
    2. You will receive a confirmation email that your application was submitted and awaiting a decision (which can take at least 3-5 business days).
  2. Conditionally Approved
    1. Your application meets our requirements but is waiting on additional conditions to be fulfilled by the applicant.
      1. For example, the tenant must provide additional documentation not currently available.
      2. For example, the application requires a Section 8 inspection to be completed. If the Section 8 inspection passes, the applicant will be approved.
    2. Conditional approval does not guarantee that a lease agreement will be sent.
    3. The tenant will be notified via email what the conditions are for approval. 
  3. Denied
    1. The application does not meet one or more of our requirements.
    2. You will be notified via email and mail of the reasons for your denial and provided an Adverse Action letter. 
  4. Approved
    1. Your application meets all of our requirements without conditions.
    2. Approval does not guarantee that a lease agreement will be sent.
    3. The tenant will be notified via email that they were approved. 

Will I be notified?

Regardless of the decision of the application (Approved, Denied, or Conditionally Approved), all applicants will be notified either by email, phone, or mail (in that order).

If the application is approved and the company decides to move forward, all applicants will be sent the lease paperwork via email to sign, and the move-in process will begin.

What are the reasons I might not receive a lease?

Unless the application is approved (for example, conditional approval or denial), the management company will not proceed. In some cases, multiple applications might be approved, meaning the management company will not be able to move forward with all applicants. We do our best to limit this, but it is always possible.
