Understanding Move-in Charges.

Learn how to make your initial payment to us as well as when the payment should be made.

If you're wondering about payment of your deposit and other move-in charges, here's what you need to know!

What are my move-in charges?

Your charges will be itemized both on the tenant ledger within your tenant portal, AppFolio, and your lease agreement. These charges may include the following:

  • Security Deposit 
    • This is typically equal to one month's rent unless otherwise agreed.
  • First Full Month's Rent
    • This may include pet rent, utility reimbursement charges, resident benefits charges, or other monthly recurring charges.
      • These additional monthly charges will be itemized (such as in the example below)
  • Onboarding Fee
    • This administrative charge covers showing the property, communication through the leasing process, coordinating your move-in walkthrough, and onboarding you into our system, and it is non-negotiable.

The lease agreement will list the total charges due before move-in and a breakdown on the agreement's first page. If your agreement begins any day after the first, your next month's rent will be pro-rated.

When are my move-in charges due?

Your agreement and tenant ledger will both reflect a payment due date for your move-in charges. Considering it may take 3-5 business days for funds to clear both your bank account and ours, you must submit your payment 3-5 business days before the start of your lease agreement.

Should these funds fail to clear/process on your account, your lease will be considered void, and the property may become available to the next qualified applicant.

You will not receive keys to the property until these funds have been cleared/processed on your ledger. If your move-in is delayed due to funds in the process, your lease may be amended (i.e., the lease start date may be adjusted), that is, if another applicant is not offered the property.

How can I make the payment?

Payments for move-in charges must be made securely through your tenant portal, AppFolio, and you must allow 3-5 business days for the funds to clear/process before your lease is considered secured. During this period, you will not be allowed to move in and will not be given keys to the property. Until your funds are processed/cleared, other applications may still be considered, and the property may still be listed for rent. 

You can make payment through any of the accepted methods listed on the portal.

Online payments take 3-5 business days to process.
