If you're looking to apply for one of our properties, here's how the process works from beginning to end!
If you're interested in one of our rental properties, here is how the application process works & what you can expect along the way.
You'll find our properties listed online either from our website or third-party sites such as Zillow. From here, you can request information, schedule a showing, or submit an application. Here is the best way to proceed once you see a property you are interested in:
1. Schedule a showing.
You may decide to schedule a showing before you apply, but you can do so at any time.
You will be required to see the property in person before the lease can be fully executed (deposit made, lease signed, and other fees collected).
We allow applicants the ability to self-schedule showings online. This means you do not need to reach out to schedule; instead, you can select an available time from our website.
What if a time isn't available?
If there are no time slots available or a time slot you're looking for isn't available, one of the following may be true:
- There is work being done to the home.
- The showing agent is not available at this time.
- A current application is being heavily considered.
If you are still looking for a time that works for you, feel free to contact our staff. Keep in mind that we cannot accommodate every request for a showing time, but we will do our best!
You may complete an application before you schedule a showing, but you are not required to complete one to see any of our properties.
2. Complete an application.
After your showing, one of our agents will send you an application to complete (if you did not already complete one). This application is not free to complete. All applicants & cosigners are required to complete an application & verify their income.
Our applications are not free to complete. A completed application, background check, income verification & proof of ID are required before applications can be approved.

You may complete an application at any time, whether before or after your showing, but you must see the home and apply before a lease can be executed.
3. Await a decision on the application.
Once all applicants/co-signers have submitted applications, our team will run an extensive background check, verify income, contact references, collect photo ID & decide whether the application can be accepted.
Application fees are non-refundable, and a completed application & verification of income are required for all parties applying to rent. Tenants under the age of 18 will not be financially responsible and, therefore, will not submit an application but will be listed on the lease as additional household members.
Will I be notified?
Regardless of the decision of the application (Approved, Denied, or Conditionally Approved), all applicants will be notified either by email, phone, or mail (in that order).
If the application is approved and the company decides to move forward, all applicants will be sent the lease paperwork via email to sign, and the move-in process will begin.
What are the reasons I might not receive a lease?
Unless the application is approved (for example, conditional approval or denial), the management company will not proceed. In some cases, multiple applications might be approved, meaning the management company will not be able to move forward with all applicants. We do our best to limit this, but it is always possible.
What if other people apply?
Simply applying does not guarantee a lease will be sent to you, and an approved status does not mean you will be chosen to rent the property. Because the rental market can be highly competitive, our staff often must decide between multiple approved applicants at any given time. We do our best to avoid this by de-listing the property. However, applications can be submitted freely online. When this occurs, we follow Fair Housing Laws and determine the best fit for the property based on income, job history, creditworthiness, deposit, and rent. We may allow applicants to increase deposits, rent amounts, etc., to secure their place.
An approved application that meets our criteria does not guarantee an executed lease.
What if the property is filled before we get to your request?
If the property is filled before your application is processed, we will notify you via email.
Application fees are non-refundable, but applications may be freely transferred to any of our other properties.
